You Will Need

  • A pencil or pen for each player
  • 5 six-sided dice
  • A printed score sheet for each player.

Roll Estate comes with two different versions of the score sheet, each available in both color and black & white. All versions of the score sheet contain the same information. Print copies of whichever one suits your preference.

Economy Score Sheet: This compact version contains two score sheets per printed page, and is suitable for saving some paper and table space. Cut or neatly tear the page in half vertically to separate.

Deluxe Score Sheet: One score sheet with larger print that fills an entire 8.5 X 11 page. The Deluxe Score Sheet is also great for laminating if you wish to reuse it with dry-erase markers.

Setup

  • Give each player a score sheet.
  • Put 5 dice in easy reach of each player.
  • Determine a starting player, and put a mark on their score sheet to remember who started the game. Play proceeds clockwise.

How to Play

On your turn…

  • Roll the dice
  • Acquire an Asset
  • Open a Business
  • Game Over?

Phase One: Rolling the Dice

Pick up all your dice and roll them!

Like what you see? Stop and move to the next phase. Otherwise, select whatever dice you wish to reroll and throw them again. You can hold as few or as many dice as you like.

You get a maximum of three rolls…your first roll and two re-rolls. When re-rolling, you may choose to reroll any dice you held in a previous round.

Phase Two: Acquiring an Asset

Now, use your dice to claim one of the Assets on your score sheet. You must claim one (and only one) Asset during this phase. Most Assets have a dollar amount at the top which tells you how much they're worth at the end of the game.

Note that once you have chosen which space you wish to claim, you may not choose to ignore any qualifying dice for that space to deliberately lower a value. You also may not enter a "0" as a value in a space if none of your dice qualify.

Here are the types of Assets you can claim during this phase…

Rental Properties

There are eight Neighborhoods in the game, each with two or three Rental Properties. Rental Property spaces are empty in the middle, leaving room for you to write a number down when you claim them.

To claim a Rental Property, write down the sum of all qualifying dice showing when you are done rolling in that space. Each Neighborhood has instructions which will tell you which dice count. The number you write helps you track what numbers you are allowed to use in future turns to claim other Rental Properties in the Neighborhood.

IMPORTANT: Values in the same row must always increase from left to right. You may claim any empty Rental Property in a row you wish as long as any written values to the left are lower, and any written values to the right are higher.

Rental Property spaces are not unique; all players may potentially claim any Rental Property.

There are two types of Rental Property that you may claim…

Rows One to Six: When claiming a Rental Property in one of the first six Neighborhoods, write the total of all dice which match the die face next to the row.

EXAMPLE: If you roll 5, 5, 3, 6, 1 and want to claim a property on Bance Park (which calls for Fives), you would mark "10" (5+5) and ignore the other dice.

Triple/Quadruple: To claim a Rental Property in these rows, 3 or 4 of your dice must have matching values. Total all the matched dice and enter that value.

EXAMPLE: if you roll 3, 3, 3, 3, 6, you may enter a 12 in the Quadruples row, ignoring the 6.

Mass Transit

The Mass Transit section contains four Routes that may be claimed by rolling a sequence of 4 consecutive numbers (such as 1,2,3,4 or 3,4,5,6). The Red Line may be claimed by rolling any sequence, while the others require a specific sequence noted on the appropriate space. Check the appropriate box to claim a Route. Routes may be claimed in any order.

Unlike Rental Properties, each Route is unique, and can only be claimed by a single player. When a Route is claimed, all other players cross that Route off their sheet immediately. At the end of the game, players score based on how many Routes they claimed.

  • 1 Route: $50
  • 2 Routes: $100
  • 3 Routes: $175
  • 4 Routes: $250

Stock Portfolio

There are two types of spaces in the Stock Portfolio that will combine to determine how much your Portfolio scores at the end of the game.

The Liquid Assets space may be claimed with any combination of dice. Add up the total of all dice and mark the number in the space. The final value of your Liquid Assets is determined by how many Indexes you own at the end of the game...

Indexes are claimed by rolling a sequence of 5 consecutive numbers (1,2,3,4,5 or 2,3,4,5,6). Any sequence of 5 can be used to claim either Index. You may claim one of these spaces by marking either of the available checkboxes. Indexes have no value on their own, but increase the value of your Liquid Assets as shown below…

  • With NO Indexes, score the Liquid Assets value X $1
  • With ONE Index, score Liquid Assets X $5
  • With BOTH Indexes, score Liquid Assets X $10

Note that Indexes and Liquid Assets may be claimed in any order, but Indexes have no value until you have claimed the Liquid Assets space. Calculate the total score for your Stock Portfolio at the end of the game.

Stock Portfolio spaces are not unique; all players may potentially claim all Indexes and Liquid Assets.

Pick 5 Lotto

If all 5 of your dice match, you may claim the Jackpot Asset to win $150! This Asset is not unique; any player may claim it with a qualifying roll.

Losing Interest

If you CAN place a roll, you MUST. You may not write a "0" value in a space for which you have no qualifying dice.

IF YOU HAVE NOWHERE TO LEGALLY PLACE A ROLL, you must then Lose Interest in one of the Neighborhoods on your sheet. Choose a row where you have unclaimed Rental Properties and cross out any unclaimed spaces on that row. Calculate the score for any Rental Properties you did claim and mark it on your sheet to end your turn. You may not claim any more Rental Properties or Open a Business in this row.

Phase Three: Opening a Business

If you claim the last Rental Property in a Neighborhood, congratulations! You now have enough Assets in the Neighborhood to immediately Open a Business!

Businesses are valuable bonus spaces you can collect for owning all the Rental Properties in a Neighborhood. If you are the first person to complete a Neighborhood, you may immediately check off the first Business in that row on the same turn that you completed the Neighborhood. Businesses are unique; all other players must cross that Business off their sheet.

Some rows have a second Business available that can be claimed by the second player to complete the Neighborhood. These businesses are less valuable than the first available business.

After all Businesses in a Neighborhood are claimed, players may still claim Rental Properties in that row; however, they will not Open a Business if they complete the row. A player may not own both Businesses in a row.

Phase Four: Game Over?

Check to see if the game is about to end. The end of the game is triggered in one of two ways…

  • ONE PLAYER opens a third Business
  • …or, ONE PLAYER has no Rental Properties left to claim

When this happens, continue playing until everyone has played an equal number of turns. Then, all players total their scores. The winner is the player with the most money!

IN CASE OF A TIE: Consult the tie breakers below one at a time, from top to bottom, until you determine a winner…

  • Most Rental Properties Owned
  • Most Mass Transit Routes
  • Most Valuable Stock Portfolio
  • Are you STILL tied? At this point, you're on your own!

2 Player Roll Estate

In a two player game, do not use the "2nd to" column when opening Businesses. Only one business is available in each Neighborhood. Play until a single player opens a fourth Business.

Ruthless Roll Estate

For a more interactive and cutthroat multiplayer game, do not use the "2nd to" column when opening Businesses. Note that this means the game is more likely to end when a player is out of Rental Properties to claim.

Solo Roll Estate

In Solo Roll Estate, there are no other entrepreneurs preventing you from putting a Business in every Neighborhood and maxing out your Investments. But owning it all while balancing your portfolio is harder than it looks!

In this version, your goal is to own a Business in every Neighborhood while meeting a required score in the Investments section. The game does NOT end when you claim your third Business...keep playing and acquiring Assets!

To start the game, choose a Difficulty Level and begin playing as you normally would, playing turns by yourself. When opening Businesses, use the "1st To" column only, ignoring the second column.

You lose the game if…

  • ...You cannot legally place a roll. Instead of Losing Interest in a Neighborhood, the game ends immediately and you have lost.
  • ...You open Businesses in all Neighborhoods, but fail to get a high enough score in the Investments section of your sheet (Mass Transit, Stock Portfolio, and Pick 5 Lotto).

You win the game if you meet the goals for the difficulty you chose…

  • EASY: All Businesses and $300 in Investments
  • MEDIUM: All Businesses and $500 in Investments
  • HARD: All Businesses and $600 in Investments
  • PERFECT: All Businesses and $700 in Investments

FAQ

Which Assets can more than one player own? Rental Properties, Liquid Assets, Indexes, and the Jackpot can be owned by any and all players throughout the game. Businesses and Routes can only be owned by a single player and must be crossed off by all other players once claimed.

If I must Lose Interest a Neighborhood due to a roll I can't use, can I choose a Neighborhood I already have a Business in? Or can I Lose Interest in something other than Rental Properties? No - you must choose a row with unclaimed Rental Properties and cross them out. Don't forget to score any Rental Properties you managed to claim.

If I roll a sequence of 5, can I use it to claim a Route instead of an Index? How about if I roll a Quadruple and would rather have a Triple? You may do both. You evaluate qualifying dice after choosing an Asset to claim. Therefore, you would be able to use a sequence of 4 contained within a sequence of 5, or a Triple contained within a Quadruple in this way.

Note that this is not the same as ignoring dice in the first six rows. After you have chosen an Asset to claim, qualifying dice may not be ignored. (For example, if you rolled 2,2,2,3,4, and wished to claim a space in the second row, you would not be able to ignore one of the twos deliberately...you must use all qualified dice after your Asset is chosen).
