On an attraction with several upgrades, which one does Wear and Tear demolish, and can upgrade order be changed?

It demolishes the separate upgrade that has been on that attraction the longest; built-in upgrades are not chosen. Upgrade order is not changeable unless a card specifically allows rearranging.
