What are the Lair Exploration tokens and how are they set up, including on the Mars Surface side?

The three Lair Exploration tokens (in the Stretch Goals and Chytrid boxes) are used only with Void Seeders: in its setup step 5 you remove 2 Slime and 2 Silence Underground tokens, add the 3 Lairs, and place the Underground tokens on unrevealed Rooms and in the Elevator Rooms. That setup also says to use the basic side of the board. One player who uses the Mars Surface side keeps the Lairs in the underground pool, places surface tokens normally, and so never puts a Lair in a surface building; this is not an official procedure.
