With the Chainsaw, when you attack both monsters and cultists in your space at once, how do the dice modifiers apply?

You choose targets first and then roll with the dice from all of them. The Chainsaw adds two green dice against monsters and removes one black die against cultists, so attacking both at once applies both modifiers.
